In the summer of 2025, I was contacted by the owners of a house I helped renovate 20 years ago. They were interested in giving their house a refreshed, more modern look. We started the design process based on the owners' program, which included the renovation of the living room, dining room, entrance, kitchen, and 2 bathrooms. They also wanted to introduce a more interesting material palette for the exterior facades and landscaping elements. Below is a clip from the design drawings, showing the main living area extending into a wide outdoor patio.

The layout of the main living area remained pretty much the same, with the exception of the addition of a butler pantry and a rework of the kitchen and main stair. Large windows were introduced on the west elevation, facing the bay, and tall slim windows were added on the north and south walls, each side of the fireplace, in the kitchen and dining room. Below is a clip of the design drawings showing the re-worked kitchen and dining area.

The kitchen is still the heart of the living area, and needed to be open and functional. The butler pantry provided very needed storage space.
The front entrance was also re-designed along with new steps and planter walls.

The building permit was applied for and obtained in the fall of the same year, and construction started soon thereafter. The images below show the progress on site and demonstrate how for a modern look, the details are often minimal, but they do require careful planning to achieve. The fireplace was re-designed with large format porcelain panels and the polished concrete floor will complete the look. The framing around the windows was kept to a minimum detail, for a nice modern touch.
